Roof leak detection
Finding where the water actually gets in
TPO is a single-ply membrane common on flat and low-slope roofs, heat-welded at the seams. It fails at those welds, at penetrations and curbs, and through punctures from foot traffic or debris. Repair is a welding job rather than a patching one — adhesive patches on TPO are a temporary measure at best, because the material does not bond reliably to anything other than itself under heat.
Bixby sits where the southern plains storm season is as severe as anywhere in the country. Hail is the dominant roof killer, and it works slowly — bruising the asphalt mat under the granule surface without breaking through, so the roof keeps water out for another season or two and then fails from a spot damaged years earlier. Straight-line wind arrives with the same systems and lifts shingle tabs without removing them, leaving a roof that looks untouched and leaks at the next rain. Tulsa County also gets real temperature swing, which works flashing joints loose over time, and the occasional ice storm that loads a roof in a way nothing else does. Claim volume here is high enough that storm-chasing contractors follow the hail, which is its own problem for homeowners.
Bixby has a population of about 31,728, and the housing stock here sets the pattern for what fails first on a roof.
As an emergency measure only. The material is designed to be heat-welded to itself, and adhesive patches lift at the edges with temperature cycling. A welded repair is the actual fix.
Typically fifteen to twenty-five years depending on thickness and exposure. Seams and detailing fail well before the field of the membrane does, which is why most TPO work is repair rather than replacement.
